Sumario:This article recognizes as the main research problem, the way in which floodplains were incorporated as a new urban offer in the Lower Delta of the Paraná River belonging to the Escobar district of the province of Buenos Aires, Argentina. In this type of coastal space, the type of gated communities corresponds to the Polderized Gated Communities (UCP) typology. Their construction is characterized by the transformation of natural topography of the floodplains through land filling and perimeter crowning works or embankments to comply with the permitted height (above 3.75 meters) established by the urban, environmental regulatory framework and hydraulic. The aim is to present the effects of the space intervened by the UCP Puertos promoted and approved by the Strategic Plan of the municipality of Escobar on the wetlands of the Lower Delta of the Paraná River. Geographic Information Technologies (TIG) allowed to identify the vulnerabilities from an interface of the fluvial system and predict the dialectical response between the natural environment and the technical instruments used for the creation of developable land on the riparian wetland system.
